As far as checking out the canal, if at all possible I'd try to get a friend in the area or maybe someone here to take you for a ride down the canal and see for yourself what it's like to get down and what the depthfinder says. I know people who keep big boats at their houses but they can only get in and out at high tide. I myself avoid a couple hours around low tide which is occasionally inconvenient but not too hard to plan around. Having to plan for only high tide would be a pain.
I would also check the depth at the house itself with a pole at low tide. Just because the canal itself is deep enough in the channel, there could still be shoaling on the side. Getting approval for dredging could take years.
And then there's the same stuff you'd consider at a marina - how far to the nearest inlet, places you think you'd go a lot, etc..
