Looks like Wayne's project, "Breakers" is not so far away. Nothing mentioned about the marina though. Rockland Times
 
I thought it went hand and hand?

should be interesting to see how this plays out.
 
Put your earplugs in because that CSX line is a very bust artery to the Midwest and beyond.

Those trains won't stop rollin' after those condos are built.

My guess is there marina will not be part of the big sell, maybe to condo owners, but I can't see him putting money into the marina.
 
There are about 35 freight trains every 24 hours. I wondered about the noise also but there are houses next to the tracks on the other side. Apparently some people don't mind the noise and fumes.

Those house when built we probably $25,000 at the time.

How much do you think these condos will cost.

My guess is upwards of $750,000 easy.

All of the properties down by the track are not the best because of the tracks. No one wants to hear that all night long.

I live about 1.5 miles from the tracks and I still hear them at night when its quiet.
 
I can't see the marina being a big draw with the boating business being down. At the Haverstraw condos which are now rentals there is a marina. A lot of the slips are rented to non owners. There aren't enough people living there who have or want boats. I think the feds have to approve this project also. We'll see what developes.
 
The Haverstraw complex has both condos and rentals I have good friends that just bought a place in there they also have a boat in Haverstraw marina. I know at least two other boat owners that keep their boats elsewhere but I have to assume there are some that must keep their boats it the marina in the complex. I also know one yacht owner that used to take his dink between locations on a regular bases which I though was pretty neat!
 
They switched to rentals because the condos weren't selling. They never built section 2 and 3. If they can sell these condos 300 feet from the RR for big bucks I'm happy for them. We'll see.
 
There is a similar complex on my side of the river, Half Moon Bay. They sell like hot cakes even though they are sandwiched between a railroad yard and the Hudson.
I live about 1/4 mile from the RR yard and can hear trains idling on a quiet night and whistles faintly with door closed...I like it. I can also hear ships fog horns at times, like that too.

Then again, these are mostly commuter trains (MNRR and Amtrak) with freight trains in the evening. Do you guys feel the freight trains when sleeping on your boat at night? I certainly do, weird feeling!
 
Yes that line is a commuter line and not a major freight line.

Yes the ground shakes when the trains go by, the boats too.
 
Why don't I see anything pertaining to these SPBM condos ?
