Stony Point workshop for zoning change

The Rockland County Times reported that a workshop was held to address zoning changes for the riverfront. Could this be the opening SPBM has been looking for? Could not post the article but it was interesting. Think I'll put a deposit on the Penthouse suite. :)
 
Don't think there will be a penthouse suite. I also don't think they can build more houses than are already there. As you see new construction must be elevated now. There was 6 feet of water between the pennybridge and the RR bridge during Sandy which would block emergency vehicle access. The bridge is too low for a fire truck to go under. If SPBM wants to build a new restaurant it has to be up 14 feet and back from the water. Sorry to burst your bubble Henry.
 
I certainly have no idea what could/would happen but condo towers with garages on bottom would probably satisfy that requirement. There are also many areas where there is only one access route in and out. You don't have to go through the tunnel to get into the marina. It is only a coupes of miles to come down Main Street Stony. Point. They could also build a bridge over RR tracks if they wanted to for direct access. it's only money and if there was enough value in the property, we have all seen more drastic construction than a small access bridge. Just saying.
 
When you come down main street and go left, that is where there was 6' of water closing off access during Sandy. Don't think the town will authorize home construction in an area with no access during storms. I am going to pay my slip deposit this fall. SPBM will be there in the spring. Don't sell your house yet Henry unless you want to live in an RV at the marina.
 
Speaking of RV's at marinas, what's with the people camping out in trailers in the parking lot at Haverstraw's West Dock?

No doubt you will be there for years to come but it is obvious that the town is considering options for the Stony Point waterfront and SPBM has to be part of that plan as it is the largest available space in Stony Point. Maybe I will have a deep water marina to go with my Penthouse. :)
 
I heard they are thinking of building an amusement park on the site of the old Gypsum plant!

I doubt any one is going to spend millions to make a new deep water marina with the current state of the marina business. HM is deep water and they have lots of empty slips. When HM is full and they have a long waiting list, maybe. As to condos with 1st floor garages I heard over 100 cars were lost to Sandy at the Harbors of Haverstraw, many in those ground floor garages. Why didn't they move them? No one expected water so high. Living on the water is great until it's not. My GPS says my house in Stony Point is 400 feet above sea level. I can bring my boat home before a storm. I think I'll stay there.
 
Wayne has build projects in the past that people said would never be done. He has a way of getting things done when he wants to.
He will most likely keep pressing in just the right way, and in the end build on his property in Stony Point. What and how much we'll have to wait and see, but one thing is for sure, it will not include a deep water marina. I understand that he has other things on the table now, and its not his marina, but than again his marina speaks for itself!!!

After surviving Superstorm Sandy and a life-threatening illness, a marina owner is back before the Town Board, making a third attempt to promote his idea of building a housing complex with a view of the Hudson River.

In May 2012, Wayne Corts, who owns about 30 acres of waterfront property known as Willow Cove Marina and Stony Point Bay Marina, proposed building 300 condominiums, restaurants, a yacht club, and a marina. It was his second attempt since 2007, when he withdrew a similar idea amid opposition from residents and some officials.

The second try didn't go anywhere, either.

Corts, 59, said he had to put the process on hold because later that year, Superstorm Sandy wiped out his marina.

The 2012 storm swallowed Stony Point's waterfront and about 120 homes and several businesses along the Hudson River were severely affected. The recovery process has been long and frustrating to many storm victims. The town has recently taken down a couple of storm-damaged homes that had been left deteriorating.

While working on storm recovery, Corts was diagnosed with stage 4 cancer and had to focus on fighting the disease for about six months, he said.

Corts, who says he is in remission, said Friday he recently resumed discussions with the town. He now wants to build a community of about 100 to 150 housing units with a marina and restaurants.

To proceed, Corts, who is also a developer, has to seek zone change because the project would be considered a mixed-use development of residential and commercial.

Town Supervisor Geoffrey Finn said the Town Board recently held a workshop meeting to start looking into possible revisions of the town's zoning to encourage economic development as well as public access to the waterfront. The zone change will affect only a handful of properties, such as marinas, U.S. Gypsum and the former Lovett plant site, Finn said.

Finn said he expected the zone change process to be completed in about five to six months.

Corts said he has always wanted to develop his waterfront property since he bought it more than 35 years ago. Despite his failed attempts in the past, he was still hoping to move his plan forward, he said.

"Now we do have a leadership that realizes how important it is to have good ratables. They understand that I do a quality job," said Corts, whose projects include the Greens of Woodbury in Orange County. "They've seen the work I do, so I'm hoping, but I don't get real optimistic. ... At my age, it's my last time that I'm going to try."

Corts can expect opposition from residents who are afraid their river view would be blocked by his development.

"It would severely affect all the homeowners here. I would be totally against it," said Bob Livsey, 75, who was at his Jackson Drive home on Friday. His home, which he inherited from his father, has an unobstructed view of the Hudson.

"People bought their houses because of the view," Livsey said.

Corts said his plan would not block anybody's view.

"In fact, we're going to make it look nicer from up top," Corts said. "Because there'll be no more boats on the land for winter. The boats will be left in the water. The whole place will be cleaned up. And we will respect all view corridors."

Hogan how many feet do you pay for at PBM? Think twice before you answer frankly if I were you I wouldn't answer at all! I had an agreed arrangement that has now changed which is making me think twice about the addition of my swim platform. I Never dreamed it would cost me about $800 per year for life. As much as it bothers me I still love the marina and will continue to recommend them to all and anyone that asks! Speaking of which when are you making the move?
 
Hogan is taking the other Penthouse in tower #2 at the new SPBM marina and Yacht Club.
